About Us

Foresight Real Estate Investment Fund invests in commercial income properties, development projects and real estate technology in the United States. Members are individual accredited investors and family offices who control their own investment accounts within the fund. Members of Foresight Real Estate Investment Fund are invited to establish their own individual investment account with UBS Wealth Management at UBS Bank. 


Our members earn income from their assets invested in securities, bonds and managed funds with UBS while they are invited to allocate any portion of their assets into three types of real estate investments with different levels of risk:


Income Properties (Moderate Growth and low risk)


Development Opportunities (Growth with risk)


New Real Estate Technology (Speculative Growth with higher risk)


Foresight Real Estate Investment Fund manages our member’s assets that are deployed in these three types of real estate investments as the Fund Manager who reports to our investor members and to UBS Wealth Management as Investment Manager.

Members benefit from these features:


Liquidity – Members may withdraw their assets from their individual investment accounts at UBS Bank at any time, and they can re-invest their income and distributions freely.


Flexibility – Members may choose and modify the allocation of their assets between UBS managed securities and any Foresight managed real estate opportunity at any time.


Diversity – Members can allocate their assets between investments with different levels of risk to create a diverse portfolio that provides stability and opportunity to meet their goals.


1031 Exchange – Members can allocate the portion of their assets that are subject to Capital Gains Tax from a recent sale of their own property into a sponsored property of the Fund as a Tenant in Common with their name on title compliant with IRS 1031 Exchange rules. 


UBS Securities Backed Loans– Members may borrow against the current market value of their liquid assets under management in their UBS investment account within the fund with a UBS Securities Backed Loan for up to one year.


Transferability – Members may transfer any portion of their assets or property interest within the fund to their heirs and relatives free of any fees or restrictions at any time, and they may sell or assign their assets at any time.


Reporting – Members receive a monthly account statement from UBS Wealth Management of their liquid assets in their investment account along with income distributions. Members receive a quarterly report from Foresight Real Estate Investment Fund for their real estate investments including a schedule of income distributions where applicable.


Fees – Members may request a fee schedule from UBS Wealth Management based on the value of the assets in their investment account. Foresight Real Estate Investment Fund’s real estate investment management fee is one (1%) percent annually.
