Foresight Real Estate Investment Fund’s investment criteria is determined by the investment committee of the Fund Manager and individual investment decisions are made in consultation with the Investment Committee according to this investment criteria:
Income Properties:
Commercial real estate investments in any asset class that provide current income with annual Net Operating Income over $200,000 per year at closing. Located in primary or secondary markets in the United States.
Development Opportunities:
Commercial properties in any asset class with an equity contribution of $1,500,000 to $10,000,000 representing a minimum of 30% of the purchase price that includes a capital investment from the developer of a minimum of 10% of the purchase price. Fully entitled projects in primary or secondary markets in the United States. Professionally owned and managed by an experienced developer with at least one completed project in the market where the investment is located.
New Real Estate Technology:
New proprietary technology that benefits a sector of the real estate industry in the form of systems, services, products or tools that improve efficiency or inform decisions for people in the real estate industry using proprietary elements created exclusively by the developer. Pre-market trademarked or patent-pending technology that requires initial capitalization between $250,000 and $2,000,000 including a minimum of 5% contribution from the developer who is the owner of the technology and responsible for its development. Technology that is wholly owned and managed within the United States and that may include foreign subcontractors supervised by the developer and compliant with U.S. Law.
